What Is an Aircon Chemical Wash?

A chemical wash is a deep-cleaning procedure that goes far beyond what standard aircon servicing can achieve. Three Types of Chemical Wash

1. Non-Dismantle Chemical Wash (from S$80/unit)

The most common option for units that need a deeper clean but are still in reasonable condition. The technician sprays germicidal detergent directly onto the evaporator coil and blower wheel while the unit remains mounted on the wall. Chemical runoff is captured in a wash bag.

Best for: Units serviced within the past year that have odour or mild cooling issues.

2. Full-Dismantle Chemical Wash (from S$150/unit)

The indoor unit’s front panel, air filter, evaporator coil assembly, blower wheel, and drainage pan are carefully removed. Each component is soaked in alkaline cleaning solution, scrubbed by hand, rinsed, and dried before reassembly.

Best for: Units with heavy contamination, persistent mould, or those that have not been deep-cleaned in over a year.

3. Chemical Overhaul (from S$180/unit)

This is a full-dismantle chemical wash combined with a refrigerant gas top-up and complete system inspection. The technician checks compressor performance, electrical connections, and condenser coil condition in addition to the deep clean.

Best for: Older units (5+ years) showing multiple symptoms — poor cooling, bad smell, and potential gas leaks.

The Chemical Wash Process

First, we lay protective sheets over your floor and nearby furniture. A wash bag is fitted around the indoor unit to catch all chemical runoff and dirty water. This is especially important for HDB and condo units where the aircon is often mounted above beds or sofas.

For a non-dismantle wash, the technician applies germicidal detergent to the evaporator coil using a low-pressure sprayer. The solution is left to penetrate for several minutes, dissolving organic buildup and killing bacteria. The coil is then flushed with clean water. The blower wheel and drainage pan receive the same treatment.

For a full-dismantle wash, components are removed and taken to a washing area — typically your bathroom or kitchen. Each part is soaked in alkaline cleaning solution, manually scrubbed to remove stubborn deposits, and rinsed until the water runs clear.
